Newer stock, different problem

Rouse Hill is not old-bathroom territory. Most of the housing dates from the 2000s onward, and a good deal of it from the 2010s.

That means the problem people bring us here is rarely failure. It is that the room looks like the year it was built — grey rectified tiles to two metres, a white gloss vanity on legs, a framed screen and a single row of downlights — and the house has otherwise moved on.

Dated is a real problem and worth spending money on. But it is a different problem from worn out, and it deserves a different answer.

Where the money actually works

If the existing bathroom is structurally sound, the changes that shift how the room reads are a shorter list than a full renovation:

Tiling to the ceiling. The two-metre line is the single strongest date stamp. Taking tile to the ceiling in the wet zones lifts the apparent height of the room immediately.

Losing the framed screen. A frameless or semi-frameless panel removes the visual box and, in a narrow room, gives you back the whole floor visually.

A wall-hung vanity. Floor visible underneath is worth more in a narrow bathroom than in a wide one, and drawers beat a cupboard every time.

Light at the face. Downlights in the ceiling behind you are the worst possible position for a mirror. Vertical light either side fixes it.

Done together in a sound room, that is a partial renovation rather than a strip-out — and the difference in cost is substantial.

When a full renovation is right

Two situations change the answer. First, if the waterproofing has failed — a swollen skirting outside the bathroom wall, a dark patch on a ceiling below, or grout that keeps going regardless of regrouting. That is not a finishes problem and there is no partial fix for it.

Second, if the layout is genuinely wrong for the household. A narrow-lot bathroom with a bath crammed under a shower rose serves nobody well. Removing the bath entirely in favour of a proper walk-in shower is often the right call in a house that already has a bath elsewhere.

Narrow lots, two storeys

Rouse Hill blocks are small and the houses are correspondingly tall. Most have their main bathroom and ensuite on the first floor, on a timber floor rather than the slab.

That is good news for layout changes and it raises the stakes on waterproofing, because a failure upstairs shows up in the ceiling below rather than harmlessly at the slab. Keep the certificate.

My bathroom is only twelve years old. Is renovating it a waste?

Not necessarily, but the honest answer is that a 2014 bathroom is usually dated rather than failed. The vanity may be sound and the screen may already be frameless. Often the productive spend is tapware, mirror, lighting, regrouting and taking the tiling to the ceiling, which costs a fraction of a full renovation.

Why are Rouse Hill bathrooms so narrow?

Narrow-lot subdivision. Many houses here sit on blocks under 400 square metres, which pushes the floor plan long and thin, and the bathrooms follow. That constrains the layout but it does not stop the room feeling considerably larger once the shower is opened up and the vanity comes off the floor.

Is there asbestos?

No. Rouse Hill's housing is comfortably post-asbestos, which removes the most common source of mid-job variations and makes a fixed price far more reliable.

Can I change the layout?

On the ground floor, only by cutting the slab. Upstairs, where the floor is timber, layout changes are much more affordable — and most Rouse Hill houses have their main bathroom and ensuite upstairs.
