Why can't you give a price over the phone?
Because the two things that move the number most — the room's actual dimensions and whether the waste positions can stay — are not things anyone can assess down a phone line. A measure takes half an hour and costs nothing, and the figure that comes out of it is fixed rather than indicative.
Is the cheapest quote ever the right one?

Can I change the layout?
Ground floor: only by cutting the slab, which is expensive enough that it rarely returns what it costs. Upstairs, on a timber floor, layout changes are genuinely affordable — and in most two-storey Hills houses, the main bathroom and ensuite are upstairs.
Is there asbestos?
No. Every suburb we work in here was built after asbestos cement left residential construction. That is why fixed prices on this stock tend to stay fixed: there is no sheeting to test, no licensed removal stage and no air clearance to wait for.
My house is a project home. Does that limit what's possible?
Only in plumbing terms. Project-home bathrooms are predictable behind the tiles, which works in your favour. What you are undoing is a set of 1990s and 2000s specification decisions — the two-metre tile line, the framed corner shower, the door vanity, the spa bath, the single row of downlights — and every one of those changes without touching a waste.

Should I renovate a bathroom that isn't broken?
If it is genuinely sound and only looks dated, a partial upgrade often beats a strip-out. Tapware, mirror, lighting, screen, regrout and tiling to the ceiling will shift how the room reads for a fraction of the cost. That advice applies to a lot of Rouse Hill and newer North Kellyville stock.
If the house is 1990s — much of Glenwood and the older Kellyville streets — the calculation flips. At thirty years old, partial work is a false economy.
Main bathroom or ensuite first?
Usually the ensuite. It gets the heaviest daily use from the people paying for the renovation and it originally received the lightest fit-out.
Is doing two rooms together worth it?

Do I need council approval?
Generally not. A bathroom renovation inside the existing room, with no structural change and no change of use, is exempt development under the State Policy. Removing a load-bearing wall or extending the room changes that.
My bathroom is only ten years old. Should I renovate it?
Often not fully. A 2016 bathroom is usually dated rather than failed. Replacing tapware, the mirror, the lighting and the screen, regrouting, and extending the tiling to the ceiling gets most of the way for a fraction of the cost. We will say so when that is the better option.
What is the deposit?
Under the NSW Home Building Act a residential building contract over $20,000 caps the deposit at five per cent. Progress payments run against completed stages. A quote asking for thirty per cent up front is outside the law.
Can we stay in the house?
Almost always, because nearly every Hills house has a second wet area. That is why doing one room at a time is the norm here even though doing two together is cheaper per room.
